For the second year, Kerry Stecher, Henderson’s Broker-in-Charge, has been selected to serve on the steering committee for the Charlotte Regional Realtor® Association's Realtors Care Day. The 2010 community service event will be held on April 23. At the inaugural event in April 2009, Realtors repaired 33 homes in Mecklenburg and Iredell Counties for homeowners who, due to disability or poverty, were otherwise unable to afford necessary home maintenance. Among Stecher's responsibilities in 2009 was securing 700 donated meals to serve the nearly 700 Realtors who volunteered on Realtors Care Day.
Stecher was also invited by incoming Charlotte Regional Realtor Association President Lyn Kessie to participate on the CRRA's 2010 Steering Committee.

American Homes Real Estate Update
"November 2009 was a positive month for the real estate industry as home sales surged in a majority of markets across the country. Spurred by low prices and the extended and expanded home buyer tax credit, home sales were up in Las Vegas, Nevada; Ohio, the Midwest; and upstate New York, according to reports late last week. While other reports point to sales being down in California, home prices nationally were up—causing for a wave of optimism to be felt throughout the industry.
Here’s a look at some of the markets across the country that received positive news in the housing sector for the month of November 2009:
Las Vegas, NV: Spurred by low prices and the extension of the federal tax credit, existing home sales in Las Vegas increased 50.8% to 3,952 in November 2009, Las Vegas-based SalesTraq recently reported. The surge ended a seven-month streak of sales topping 4,000, but still shows strong demand for home purchases heading into the traditionally slow holiday period.
Columbus, OH: During November 2009, 1,839 homes were sold in the Columbus, Ohio area, nearly 60% more than in the same month last year and the highest November sales in four years, the Columbus Board of Realtors reported.
Charlotte, NC: 753 were homes sold in August 2009 with sales prices that were roughly 96% of asking price. The average sales price was $240,871. The typical home stayed on the market for 84 days with an average price per square foot of $115." ~ Source: RIS Media

New Jobs in Charlotte!
Earlier this morning, North Carolina Governor Bev Perdue announced that Charlotte will soon see hundreds of new jobs to the area. This announcement came at 11:00am from the Charlotte Area Chamber of Commerce.
A large chunk of these jobs will be coming from a company called Electrolux, which was originally based in Augusta, GA, but is moving to North Charlotte in order to consolidate several of its American offices.
Charlotte has been hurt from the economic recession, primarily in the banking industry. The financial sector of Charlotte has been draining income from the city, as well as played a significant role in Charlotte's current 12% unemployment rate.

Higher Costs, Tougher Standards
HUD Secretary Shaun Donovan made it official last week: Applicants for FHA insured mortgages in the coming months are going to be hit with higher costs and tougher credit standards.
In congressional testimony, Donovan said some of the changes are likely to include the following:
- Higher downpayments. The current minimum is 3.5 percent. Donovan didn't say how much higher the agency might push it, but congressional critics want to see at least a five percent minimum.
- Look for FHA's generous "seller concessions" to be cut in half -- from the current six percent to three percent of the loan amount (and maybe even lower.)
- Higher mortgage insurance premiums. FHA currently charges what it calls an "upfront" premium of 1.75 percent of the loan amount. That could go a lot higher, maybe even to three percent, according to Donovan.
Under present FHA rules, home sellers can contribute to their buyers' closing costs up to a maximum of six percent of the initial mortgage amount. Making a Difference
During the past year, Henderson Properties’ staff members have worked together to give back to our community through various events.
For the 3rd consecutive year, we worked through Operation Christmas Child and donated 30 shoeboxes filled with children’s Christmas gifts. In addition, some of our team members volunteered at the Operation Christmas Child processing center here in Charlotte. This is the third-consecutive year that Henderson Properties has supported Operation Christmas Child.
Henderson Properties was a significant contributor to Charlotte’s inaugural Realtors Care Day on Friday, April 24th. Kerry Stecher, Henderson’s Broker-in-Charge, was one of 10 Realtors from local real estate firms on the event’s steering committee and volunteered numerous hours prior to and during the event to make it a success. Nearly 700 Realtors volunteered their time and energy on April 24th to repair 33 homes in Mecklenburg and Iredell Counties; all of the homeowners were unable to otherwise afford the costs of essential repairs and many were elderly or disabled.

Henderson Properties Hosts Food Drives For Second Harvest Food Bank

Charlotte, NC – Henderson Properties, a full-service Charlotte, N.C. real estate firm, has completed its second food-donation drive for the Second Harvest Food Bank of Metrolina.
The company partnered with the Chestnut Homeowners Association, located in Stallings; Canterbury Homeowners Association, in Matthews; and The Reserve Homeowners Association, in Marvin. The combined food drive collected 790 pounds of non-perishable canned goods, equivalent to feeding a family of four for 131 meals, or providing 524 individual meals.
Henderson Properties provides professional association management services for the Chestnut, Canterbury and Reserve homeowners associations.
In June, Henderson partnered with two other community associations it manages, Ardrey and the Village of Stonegate, to collect nearly 2,000 pounds of non-perishable canned goods for Second Harvest.
Second Harvest Food Bank of Metrolina strives through education, advocacy, and partnerships to eliminate hunger by the solicitation and distribution of food. The organization provides a regional distribution warehouse and branches that supply food and grocery items to charitable agencies that assist people in need.

Henderson Properties Teaches HOA Rules Seminars
July 8, 2009, Charlotte, NC – Henderson Properties, a full-service Charlotte, N.C. real estate firm, recently participated in two educational events to share information about the North Carolina statutes governing homeowners associations.
Phil Henderson, President of Henderson Properties, served on an expert panel at a recent community association seminar conducted by Homeowner Associations North Carolina (HOA-NC). The seminar taught attendees the North Carolina community association statutes and the proper procedure of enforcing homeowner associations' rules. Henderson presented a step-by-step process of complying with these legal requirements, outlining the communications, appeals and violation hearings that need to be conducted before a homeowner can be fined for a violation of an association's rules.
Henderson Properties also hosted an educational seminar for the community associations it manages in the Charlotte area. The featured speaker was attorney Tim Sellers, a partner at Sellers, Hinshaw, Ayers, Dortch & Lyons. The 45 Board of Directors members who attended the seminar and dinner learned about how community associations can legally collect delinquent assessments and how community associations can legally enforce the rules of their community.

Phil Henderson, President of Henderson Properties, served on an expert panel at a recent community association seminar conducted by Homeowner Associations North Carolina (HOA-NC). The seminar taught attendees the North Carolina community association statutes and the proper procedure of enforcing homeowner associations' rules. Henderson presented a step-by-step process of complying with these legal requirements, outlining the communications, appeals and violation hearings that need to be conducted before a homeowner can be fined for a violation of an association's rules.
Henderson Properties also hosted an educational seminar for the community associations it manages in the Charlotte area. The featured speaker was attorney Tim Sellers, a partner at Sellers, Hinshaw, Ayers, Dortch & Lyons. The 45 Board of Directors members who attended the seminar and dinner learned about how community associations can legally collect delinquent assessments and how community associations can legally enforce the rules of their community.

Renting versus Owning your Home
So what do you do in these tough times? Do you rent a home or buy one?
Well in good times, it is always better to buy. Even with the tightened hold on granting credit, it is still a good time to buy, generally.
When is it a good time to rent? If you think you might move within a couple of years, or your rent is extremely cheap. You may also decide to rent, if you went through a recent foreclosure, or if you just don't want the responsibility of home ownership.
If you decide to rent, there are a couple of benefits...You can move fairly easily if you want to. You don't have to pay for maintenance. And you could invest the mney in a better investment than your home.
Whatever you do, spend your money wisely, and live comfortably but not at the expense of using all of your income.

Henderson Properties Announces Staff Certifications, Achievements

Kristi Feller, Community Association Manager Associate, earned the Certified Manager of Community Associations designation from the Community Association Institute. Kristi is one of only 1,400 CMCAs nationwide. A CMCA has the fundamental knowledge and expertise required to effectively manage homeowner and condominium associations. Through a comprehensive certification exam, rigorous professional standards and continued training requirements, the CMCA certification helps ensure that a community association manager has the knowledge, experience and integrity to provide the best possible service to associations.
Cindy Loveless, Leasing Department Supervisor, was elected secretary of the Charlotte Regional Chapter of the National Association of Residential Property Managers (NARPM). NARPM promotes professionalism in the rental property management industry through education for residential property managers.
Kerry Stecher, Broker-In-Charge of Henderson's sales division, was appointed to the Charlotte Regional Realtors Association's Housing Opportunity Foundation committee and the Association's Education Advisory Group. She will be co-chairing the sponsorship efforts for Association's annual Realtors' Care Day in April, which assists homeowners with exterior home repairs, including adaptive and safety modifications for folks unable to financially afford the necessary maintenance items. The HOF committee's mission is to provide support and funding for housing opportunities for all people. The HOF committee works through the Workforce Housing Certificate Program, Realtors Care Day, the Community Grants Program, the Habitat Support Program and the Advocacy Training Session to promote housing opportunities for low-income families.
Gloria Fridrich, a Realtor in Henderson's sales division, earned the e-Pro designation from the National Association of Realtors. E-Pro certifies real estate agents and brokers as Internet professionals through an online course that covers search engine optimization, marketing, sales and how to approach home sales over the Internet.
Lisa Ratledge, a Realtor in Henderson's sales division, completed her final post-licensing courses to earn her full broker's license. Lisa had previously been a provisional broker.

Operation Christmas Child
Henderson Properties Donates Gifts to Operation Christmas Child
December 16, 2008, Charlotte, NC – Henderson Properties’ staff donated 30 shoeboxes filled with children’s Christmas gifts to Operation Christmas Child. In addition, the real estate firm’s employees are volunteering at the Operation Christmas Child processing center in Charlotte. This is the third-consecutive year that Henderson Properties has supported Operation Christmas Child.
Operation Christmas Child is a ministry of Samaritan’s Purse which distributes shoeboxes filled with Christmas gifts to needy and hurting children in 100 countries worldwide. Last year, over 7.6 million gift-filled shoeboxes were distributed by the agency. The goal for 2008 is to collect 8 million shoeboxes, 2.1 million of which will be shipped by volunteers from the Charlotte Processing Center.
“We are honored to help support Operation Christmas Child’s important work once again this year,” said Philip M. Charlotte, N.C., October 22, 2008 -- Henderson Properties was a proud sponsor of the ABC-TV “Extreme Makeover Home Edition” home rebuild in the Windsor Park neighborhood in Charlotte, N.C., July 28-August 4.
Henderson Properties was responsible for painting the interior and exterior of the 5,100 square foot home, the largest “Extreme” home built to date. With the help of Dell Newsome and Porter Paints of Matthews, the Henderson Properties team painted with over 200 gallons and 41 different paint colors.
The program aired on ABC on Sunday, October 19th at 8:00 p.m., with a special "behind-the-scenes" special airing on the Charlotte ABC affiliate, WSOC-TV, channel 9.
The beneficiaries of Charlotte's Extreme Makeover Home Edition project are Curtis and Alisha King and their children, Justin (age 18), Kirkland (11), and Laila (6). Their family's health and their home child care center, Step by Step Home Daycare, which provides safe, nurturing, affordable and sometimes free daycare to families who otherwise could not afford this quality of care for their children. The Kings go the extra mile to provide these children with things like clothing, food, overnight care, mentoring and constant education.
"We were honored to play a role in building a safe, beautiful, new home for the King family and the children and families in the community they serve," said Shelly Henderson, Vice President of Henderson Properties.
